Where have I been?

MOVING!
Yep- we sold our house in Mission Viejo after 17 wonderful years. We made a decision to buy a bank owned single story which is now down to the studs also in Mission Viejo- we just love it here and couldn't see ourselves living somewhere else. So when this deal came on the market we had to plunge in.
We are now temporarily living in a small home - also in South Mission Viejo and spent the weekend trying to fit 2500 sq. ft. of accumulated stuff into 1100 sq. ft. Needless to say it is an interesting situation.
We are finding out cool walking paths that wind through the neighborhood which I will share with you after we unpack
Sorry for being out of touch but will start blogging again soon.

The earth has stopped shaking- have you?

Did you experience the earthquake last week? Do you even remember it on your radar screen? I was not loving it- my neighbors were not loving it and my dog was not loving it... but my teenagers were thinking it was kind of fun! Great way to be woken up and laughing at Mom with her midwest roots- shakin in her boots!
Well, I am from Michigan and it amazes me that everyone was talking about the quake .... for about a day or so and then on with life.... It seems to me there are more people NOT prepared for that earthquake than are. So I am passing on a quiz for you to view and see how you do- are you ready for the next one?

Let me know how you score? Hopefully well meaning you are ready for the next one.

When Did You Last Check Behind Your Fridge?

First thing I want you to do before you read this post- go to your kitchen and pull out your refrigerator. Look behind and make sure you are not experiencing a slow water leak- or a fast water leak! I went to get a box of baggies from the bottom of our pantry next to our refrigerator and the box was wet. After emptying the bottom shelf and finding that to be wet and bulging- we pulled out the refrigerator- disaster.... wet, bubbly dry wall and baseboard. We started trying to remove the wet stuff and discovered mold... long story short- Check behind your refrigerator on a regular basis. We pull ours out every 6 months to check the water filter... not often enough. Now we are dealing with trying to replace the whole wall of cabintets and more. Save yourself the trouble- pull out that fridge!

Out of State Investment Opportunities

If you can't afford to purchase homes in Southern California- there are other options. We are able to show you how to buy homes in other states for pennies on the dollar - the main company purchases homes for pennies on the dollar at foreclosure auctions in bulk. They in turn sell them to investors like yourselves at a profit. You in turn sell the home in a land contract to buyers at market rent prices. You can keep the land contract or season it and sell it to note buyers in 6-8 months. At that time you can turn around and buy 2 properties. You need to be aware that this market will probably be short lived and you need to take advantage of the down turn while it is still here. If you have an interest in this type of investment, please email or call me- rita@rita4homes.com or 949-292-1393. These investment opportunities are available in $17,500 or $30,000 increments.

OC Foreclosure Bus

Coast to Canyon is my real estate company. We have decided to step out of the box and do foreclosure bus tours. Check out our site http://www.ocforeclosurebus.com/ Our next bus is June 7th, 2008. We will tour Mission Viejo, Lake Forest and possibly Laguna Hills foreclosed homes. When I say foreclosed homes I mean- CLEAR TITLE, already bank owned, homes that are under market value. We take a "3 hour tour" of the homes with a lender on board to help you understand the payments for each home and to get pre-qualified with if you should choose to write an offer. We also have a home inspector on board who jumps ahead of the line of buyers entering the home and does a quick sweep of the home looking for obvious problems. You would still need to hire him to do a thorough home inspection if you should choose to go forward and purchase any of the homes. We have a contractor or handyman on board should you have any questions about upgrades or the TLC that is needed in some of the homes. We do our due diligence for you by checking out many homes before the tour and picking only the best deals at that time. We then pull the comparable properties for your review, the taxes and mello roos bonds that are on the property, we find out what the bank paid for the property and as much as we can from the agent who has the home listed. We make the tour a very educational, informative and fun day. Hopefully you will find value in what we have to offer and continue to look at homes with us until you find the right one for you. So if you would like to Hop on the Bus- please go to http://www.ocforeclosurebus.com/ and get a registration form- return to me - make sure you mark it with my name- Rita Tayenaka then I will be your agent! Thanks for reading- hope to share other real estate news with you in the future.
